SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS that I, [Name of the donor], son / daughter / wife of [Donor's father's, mother's or husband's name], aged about [Donor's age (years)] years, occupation [occupation], PAN [Donor's PAN], Aadhaar ending [Donor's Aadhaar (last four digits)], [Indian inhabitant / non-resident Indian], residing at [Donor's address] (hereinafter referred to as “the Donor”), do hereby send greetings.

Whereas

A. The Donor is the sole and absolute owner of the immovable property more particularly described in the Schedule hereunder written (the “Said Property”), having acquired the same under [description, date and registration particulars of the title deed].

B. The Donor has agreed to sell the Said Property to [name of the purchaser] for a consideration of Rs [Sale consideration (Rs)] (Rupees [Sale consideration in words] only) on the terms of the agreement to sell dated [Date of the agreement to sell].

C. The Donor is unable to remain personally present at [city] to execute the sale deed and to attend before the Sub-Registrar of Assurances for its registration, by reason of [state the reason, for example residence outside India], and is therefore desirous of appointing his [relationship], [name of the attorney], as his attorney for the limited purposes set out below.
